Hyde Park · Hillsborough CountyHyde Park has some of Tampa's most beautiful older homes. It also has the strictest rules for exterior work. Much of the neighborhood is a City of Tampa local historic district (expanded in January 2023), so roofs, windows, doors, and siding often need design approval before any permit is issued.
Inside the local historic district, Tampa's Architectural Review Commission (ARC) requires a Certificate of Appropriateness before a building permit is issued for roof, window, door, or siding changes. Like-for-like roofing that keeps the roofline can often be approved at staff level. Bigger changes go to a public hearing.
The Hyde Park design guidelines call for replacement windows that fill the original opening and keep the original pane pattern, and they don't allow reflective glass. We help you pick impact products that meet both the guidelines and the building code.
The guidelines don't allow vinyl or aluminum siding or soffits on these homes. Replacement material should match the original board width, lap, and trim, so we plan siding and trim scope with that in mind.
Not every Hyde Park-area home is inside the local district. We check the city's current district map for your address, so you know up front whether design review applies.
